What is the process from purchasing a lot to building a home?

Once you select and purchase a lot, we begin the custom home design process together. From there we handle architectural plans, permitting, construction, and final walkthrough — guiding you every step of the way.

How long does it typically take to build?

We tell everybody to expect it to take a year from dig to completion, but our average build time is 9 months.

Are there architectural guidelines or restrictions?

Yes. Homes will be designed to complement the natural setting and maintain the quality of the community. We’ll work with you to create a home that fits both your lifestyle and the character of the land.  See Deed Restrictions below

Can I finance the lot and the home together?

Yes.  For those that are ready to build, we can guide you to lenders that can package the land and construction loan in one.
 

If you're not quite ready to build, then land loans or home equity loans are most common to finance the lot purchase.

Are the lots ready to build on now?

The lots have already been approved by the Licking County Planning Commission. Final plat recording is expected by the end of September 2026 (or possibly sooner). Once the plat is recorded, lots can close and construction can begin immediately.
